Rapid Response for Water-Damaged Sheetrock

Water damage to drywall is a time-sensitive problem. The moment gypsum board absorbs moisture, its structural integrity begins to fail — and within 24 to 48 hours in Mississippi's humidity, mold spores find purchase in the saturated paper facing. Waiting isn't an option if you want to avoid a larger remediation problem. TAV Construction responds quickly, removes what can't be saved, and gets the rebuild started before the window closes.

The first step is never cosmetic. Before a single new panel goes up, we use a moisture meter to test the sub-surfaces — framing, insulation, and the drywall on either side of the damaged section. If the framing reads above 19%, we stop and dry it down first. Installing new board over wet framing transfers the moisture problem to the new material within weeks. This step gets skipped on rushed jobs; we don't skip it.

Once we have confirmed dry framing, we cut back to the nearest stud or joist, treat any at-risk surfaces with antimicrobial primer, and hang new 1/2 inch or 5/8 inch board as the application requires. Ceilings and fire-rated assemblies get 5/8 inch. Standard interior walls get 1/2 inch. Bathrooms, laundry rooms, and areas prone to humidity get moisture-resistant Greenboard or cement backer where appropriate.

  • Emergency material removal — saturated panels cut out and disposed of before mold growth establishes.
  • Moisture meter verification — framing and adjacent surfaces tested before any new board is hung.
  • Correct panel specification — 1/2" standard, 5/8" fire-rated, or moisture-resistant Greenboard matched to the application.
  • Seamless blending — taped seams, three-coat mud, and texture matching so the repair disappears into the surrounding wall.

Warning Signs Your Drywall Needs Immediate Attention

Soft or Spongy Texture

Gypsum that gives under light finger pressure has lost structural integrity — it cannot be dried and reused. It must be removed.

Visible Bulging or Bubbling

Paint bubbles and paper-face separation are signs of moisture wicking through layers. The damage extends beyond the visible surface.

Discoloration or Staining

Brown or yellow staining on walls or ceilings marks the path of water. Stain-blocking primer is required before any finish work.

Musty Odor Near Walls

Mold behind a wall produces a distinct smell before it's visible. Do not wait for surface evidence — open the wall and verify.

Moisture Reading Above 15%

A moisture meter reading of 15–20%+ in the drywall or framing means active moisture content that creates mold-conducive conditions.

Remediation Process

Professional Remediation Process

Water damage restoration isn't a single step — it's a sequence that only works if each phase is completed correctly before the next begins. TAV Construction follows a four-phase protocol designed for North Mississippi's humidity conditions: assess, sanitize, install, and finish.

01

Assessment: Mapping the Damage

Water wicks further than it appears. A ceiling stain two feet in diameter can have moisture spread three or four feet in the framing above it. We probe the material boundary with a moisture meter, mark the full extent of wicking damage, and determine the cut lines before demolition starts. This prevents re-opening walls later because we underestimated the scope.

For penetrating leaks — roof, plumbing, HVAC condensation — we also identify and document the source so the repair is not installed over an ongoing water intrusion path. We don't fix the leak itself, but we won't close a wall over one either.

02

Sanitization: Treating the Framing

Once compromised drywall is removed, exposed framing is inspected for mold colonization. Superficial surface mold on dry framing is treated with an EPA-registered antimicrobial solution and allowed to fully dry before new board is hung. We do not treat and immediately close — the framing needs to reach ambient moisture levels first.

In Oxford's summer humidity, this stage can require additional drying time or a dehumidifier in the work zone. We schedule the installation phase only after a second moisture reading confirms the framing is below 19%. Mississippi humidity is not an excuse to rush — it's the reason we don't.

03

Installation: Hanging the Right Material

New drywall is selected based on the location and use of the wall or ceiling. Standard 1/2 inch panels for interior walls. 5/8 inch type-X for garage/living space demising walls and ceilings where fire rating is required. Moisture-resistant Greenboard for bathrooms, laundry rooms, and utility spaces. Cement backer board where the surface will be tiled.

Fastener pattern, blocking at seams, and panel orientation all follow code — not just habit. The installation phase determines whether the finished wall will hold its shape for fifteen years or develop nail pops and cracking in two.

04

Finishing: The "Never Happened" Standard

Taping begins with paper or mesh at seams and inside corners, embedded in the first coat of all-purpose compound. The second coat feathers out several inches beyond the first to flatten the plane. The third coat achieves final level. Between each coat, we allow 24 hours minimum for cure — longer in summer.

After sanding, a stain-blocking primer seals the new surface. Texture is applied to match the surrounding wall — knockdown, orange peel, smooth, or skip trowel — and feathered at the transition zone so no hard edge appears under raking light. The job is complete when a flashlight at a sharp angle reveals one continuous plane, not a patch.

Drywall Material Selection Guide

Panel Type Thickness Application Why It Matters
Standard Gypsum 1/2" Interior walls, residential Default for most repairs; lightweight and easy to finish
Type-X Fire Rated 5/8" Ceilings, garage walls, fire assemblies Required by code in specific locations; added mass for ceilings
Moisture-Resistant (Greenboard) 1/2" Bathrooms, laundry, utility rooms Fiberglass-faced paper resists humidity; not waterproof but far more durable
Cement Backer Board 1/2" Tile substrates, showers, wet areas Required under tile; impervious to water saturation
Lightweight / Ultralight 1/2" Ceiling repairs, large panel installs 30% lighter than standard; reduces sag risk on large ceiling sections

Why Oxford Homeowners Trust TAV Construction for Water Damage Repairs

Water damage repairs done wrong fail twice: once when the mold comes back, and once more when you have to open the wall again and redo the work. TAV Construction does them correctly the first time by treating the remediation and the rebuild as one continuous job — not two separate phone calls.

We're not a restoration company and we're not a mold remediation specialist. What we are is the drywall contractor who knows when the framing is ready to receive new board, what panel specification is correct for the location, and how to finish the repair so it disappears into the surrounding wall. If the scope requires professional mold remediation before we begin, we'll tell you. If the framing is sound and the moisture is out, we'll get the rebuild done without unnecessary delay.

For North Mississippi homeowners, the humidity variable is real. Oxford sits in a climate zone where walls that look dry to the eye can still read wet on a meter. We don't close drywall over questionable moisture readings. We verify, we wait if necessary, and we document the readings before and after.

Whether the damage is a pinhole plumbing leak that soaked a single panel or a roof failure that took out a full ceiling run, the process is the same: assess the full extent, verify the sub-surfaces, install the correct material, and finish to a standard where no one looking at the wall can tell anything happened.

Water Damage Drywall: By the Numbers

24–48 hrs window before mold colonization begins in Mississippi humidity — fast removal matters
<19% target moisture reading in framing before new drywall is installed
3-coat finishing process on every seam — no shortcuts on water damage repairs
Greenboard moisture-resistant panel installed where appropriate — not everywhere, but where it counts
